yes sounds about right 80% is fine in course of a few days, can replace with new ,live sand,or cleaned sand,
clean with fine net by hand in series of sw wash buckets ,should get snails that way
Thank you.

I think this is the route I will be taking. When the water level is low for a water change, I'll also shop vac out maybe a square foot of sand. I'll initially sift that through a strainer to pick up any snails and shells that may have been caught up. Given how disgusting this sand is, I will probably plan to replace it with new live sand rather than wash, store, and reuse.

Thanks for your help and input

LFS reported 0 ammonia, 0 nitrite, 80 nitrate.

I ran my plan past the owner, who originally sold this tank. He thinks we're on the right track.

Today's progress. I didn't take as much sand out as I was expecting. It was actually a lot deeper than I thought. A solid inch and a half, up to two in some areas.

This will be a really slow process..

Thank you. I think there's some good information there but it is VERY hard to follow the flow of information as it jumps around A Lot. Would be nice to have a TLDR pinned to the top

Soo I've never noticed this before, and am afraid to ask, but this doesn't look good does it?

Specifically the seals on the glass look like they are starting to fail to me. Is this a normal color change, or a sign
of things to come? Besides the discolorations, with the sand moved, I can see parts of the sealant are chipped and bubbles have gotten behind.

Thanks for the input. Do you know if r2r has any sort of sub that I should post that in where the tank builders/fixers hang out?

Maybe get their opinions.

Since letting my wife know what I found, she stated looking around on CL and FB marketplace. She found TWO of my identical tank by the same manufacturer.

Both leak from the front panel seams..

I know the tank is a bit older but looks like this one doesn't age well..☹️
