We found a place that ticks all the boxes other than an obvious place for the tank. If we got that house, there would be no upgrade, other than going from in-wall to peninsula. I can deal with that. I just need to convince Katie that we downsize the kitchen breakfast bar- which shouldn’t be hard.

we are going to see it on Thursday- it’s been on the market for a few months and has an unfinished basement which deters other buyers in the area- but it’s perfect for us.
The sellers decided not to sell after-all, 30 minutes before we arrived, but 15 minutes after we left our house...

Finally got this guy through a couple weeks extra QT to rid flatworms and outrun the egg-laying. Basically 4 rounds of 4 day TTM with flatwormX treatments to kill any hatchlings. We’ll see if the strategy worked.

i felt like I had to do it since it was extremely well attached to a large rock that I couldn’t get it off. And was presumptively a potential attachment site for eggs. I could have covered the whole rock in crazy glue, but I did that with a torch and the glue hasn’t ‘aged’ in 6 months and is still uber-obvious. Don’t like the look of it so avoided that strategy this time

Lol, yeah. I didn’t even click that it was a funny question

she’s thinking that, if we are building, we should build our dream set up. Might be a 3-400 peninsula, with a detached workshop space. These things tend to spiral a little, so it’s important we temper our excitement. Would be a 12-14 month timeline, but we still need to find a lot and getting things lined up.

but- we are close to deciding if building on a year timeline is our plan, rather than buying. If we do, it does mean I’ll complete the frag tank mangrove project and stock up on a few more pieces of livestock. I won’t be doing any additional infrastructure work on the QT, water production or the fishroom areas Since it would be wasted money at that point.

A chunk of my Xenia is splitting off and making a run for it...

also- it seems to have lost about 1/2 its mass in about 2 weeks. It’s very brown, also. Light is too intense maybe?
Everyone else is doing fine, growing great. 5mm new growth on my cyphastrea in 3-4 weeks.

nitrates are at 6ppm and phosphate is at 0.08ppm. Last water change was 3 weeks ago, 15% and I dropped DkH down 2.6 points during the change from 13.6 to 11.

does Xenia get alkalinity swing shock?

No, I never did figure it out. It happened in my old system twice, which was older, true live rock, other soft corals thrived and it happened a year+ ago in this redone tank. It is wonderful and weird how tanks are just unique living systems.
from 2015. Not at its best... Just some cyano and diatom issues

Xenia moved to a hospital qt while I figure out if I can save it. My tank might just be too high flow to be worth keeping it. If it comes back I’ll put it in the mangrove frag tank

speaking of which- very good chance we are going to find a lot and go a build 14-18 month timeline, so tank projects are back in the list.

webe also discussed extensively, abd will build with the idea of a large (350 gallon) island or peninsula tank as a focal point. So essentially building the rest of the main floor around the tank.

So- planted macro refugium is on indefinite hold. Makes no sense to develop a 7” Sand/mud bed only to break it down in 10-14 months.

I WILL be going ahead with the original mangrove frag tank, with the view to set it up as a second independent system as a full mangrove shallow reef in the new house.
