Have you explored sheriff auctions. Not my business but if you have liquid cash you can get homes for a literal steal but it’s a bidding war vs buyers and sellers with no exploring the house. What you see is what you get but that could be a 400k house for 80k

I added a small army of emeralds a few weeks back. They've been doing a good job at containing it to small colonies. Sad part is I actually kinda like bubble algae. So I moved the big colony into the first bay of my dump. To help with nutrient control.

I believe @andrewj1212 is also down in that humid, soggy, hot southern area prone to termites and rot.

Well I had an adventure of a slab leak. Guys just finished repairs today and inspection tomorrow. Fun times. Replaced the water heater, capped the pipes in the wall leading under the slab & rerouted through the attic. 10k, ugh.

Yep. Awc stopped reading pump 3 sensor, under a year so within warranty. Emailed brs. Only to look and see that it’s discontinued. Wonder what they’ll do.

That's actually not that bad. I would have done it for 9k.
