Bathroom paint will resist moisture and mold from shower humidity unlike normal interior latex paint which shouldn't get wet. Newer bathroom paints can be low gloss and look like normal interior latex.

I bought the house from flippers. They redid all the siding on the outside new carpet on the inside new paint the full 9. But I am sure they did not use the best paint they could have.
This might sound crazy for an old home but if the flippers did all that work, with the siding they may have done a new moisture barrier wrap and your home may be "too" sealed up. Newer homes are built so tight and sealed so heavily that they have to have a whole house ventilation system running to prevent mold. I'm dead serious, look it up.. now is that likely with your house? Probably not but I wouldnt rule it out.

They did a good job with the house, but, at the same time, there is lots of room for improvement. From the home inspection I had done, they did not wrap the house. As it is, there is no, and I mean zero insulation in the crawl space under my house. When it gets in the low 30s, I can feel the cold air coming from the ground

Something you may want to think about also, since the house was flipped, the mold may have been there to begin with and just covered up with a fresh coat of paint. Flippers tend to cover up problems to make things "look good" as opposed to actually fixing the problems.

While I do not live in the moist NW, I have never had any mold issues from water evapping from a tank. But it tends to be very dry here in the NE, except in summer when the windows are open, which negates the issue all together.

Might want to seriously consider a dehumidifier also.

My guess is that you have relatively high humidity in the home and maybe the tank room is just enough higher to cause mold. You can get a hygrometer for cheap to test humidity.

My house was from a flipper. They were smart enough to use proper paint to conceal problems. Aaron88's problem seems to be isolated near the tank...

If it was me I would do the following in order and see if it comes back after every attempt

1-Try a fancy mold killer carefully
2- buy a dehumidifier with a drain pump
3- have a mold specialist come look at it.
4- do whatever the expert says lol

Meh everyone is way overthinking it.

Spray it down with some bleach, clean it up(bleach is what is normally used and way easier and cheaper then those "specialty" mold killers that just have chlorine in them anyways). Prime with a mold inhibitor like kilz, repaint with a gloss paint that has a mold inhibitor in it, then Install a dehumidifier.

If the mold returns it very well may be the tank, but I'm betting it's not coming from the tank.

Here in Scotland I had the same issue and installed a PIV unit in my hall. Solved the problem almost overnight. No more mould, dripping windows and damp. Worked so well I now have one in my office where I also have a tank.

Unless you can actually see water sitting on the ceiling, I doubt it came from the tank. Besides you already have mentioned you have plenty of circulation in that room so evaporating water will more then likely not sit on the ceiling(think of taking a shower in your bathroom, then look up at the ceiling).

Yeah. Mold is no joke. Be safe. Mold showing up on walls near the tank doesn't sound like flipper cover up though.

I think what I am going to do is get a dehumidifier place and place it in the tank room next to the tank. After that, I will most likely have to wait a little bit because I am not made of money (sadly) and repaint the ceiling with the proper high-grade paint. If the mold comes back with all of that I would say that it is most likely something they covered up and I will have to go and sell a limb and call an expert.

I tried everything mentioned here trust me. Dehumidifiers in my experience are reasonably loud and expensive to run. Since installing these Nuaire PIV units our house is clear of multiple problems and the air is just fresher in general. We opted for the units that also heat cooler air when required just to take the edge off. They also stop running when the loft space equals the temp in your house. I wouldn’t be without them now.

I went with negative air (HVAC return vents) because my tank room is next to my living space and I didn't want fish smell. I used moisture resistant paint and materials around the tank.

I live in a fire season area and the smoke here can get really bad. Will this unit filter out a large amount smoke out before bring it into the house?
