I have a 150 with a fiji 36 gallon sump with a dedicated area for a refugium. My water quality is

pH - 8.1
Alk- 7.5 dKH
Nitrate - 35.5ppm
Phosphate - .5ppm
ammonia - .01
Salinity 1.025
Temp - 77 to 79

I also have e Tunze eco LED refugium light.

I have tried getting Chaeto to grow about 3 times. I almost has success once, but GHA took it over before it could really take off. Each time I buy a ball of Chaeto, it will do well for a few days or weeks, then just disintegrates into tiny pieces that get blown all over the tank.

Are there any tips or tricks to getting this going? I feel I could benefit from a successful refugium, but the way things are going, its not happening.

The below picture is just the layout before it was fired up in August, not the current status of the tank. Thanks in advance for any help.
