I'd part it out. Sell the rock for $1/lb. Substrate... Give away or sell for really cheap just to move it.

Then part everything else out at nominal prices.

I would guess a lot of people buying a large tank have already been in the hobby for a while and either already have some of the equipment, or know specifically what equipment they want. I know it's a lot more work to part things out, but from what I've seen it helps get things sold much faster

Fully agree with this. If a larger tank came along that I was interested in it'd only be the tank & sump, maybe the lights too. That's about it.
