Adding addition to house

Next year I'm planning on adding a two car attached garage with a second story to extend my living room. I have an idea on the price, but what am I looking to pay for something like that? Any ideas?

Depends entirely on where you are located.

Now, we got quoted something similar, adding 2 floors at 400sqft each. $115k. Suburbs Atlanta.

Couple years ago, 75k in Nashville north side

9 years ago, friend did that and it cost 350k. NorCal Palo Alto

You make a good point... I'm In nh. 350k will buy you a very nice house here lol.

There is more at play then just the area of the country, Such as here the Local community and sub city also can impact the cost Greatly. For instance where we live there is NO HOA and we are not in one of the Many Historic Districts in the Area.. If you go to say OLD Louisville , Clifton thru St Mathews Areas you will also have to adhere to Local building codes , Historic Preservation District boards and Requirements. Many of witch either require you to perfectly match existing or prevent the addition all together. This all Impacts my cost TO Estimate such projects . Exploratory cost Drawings Submitting all before you even get to the actually building of the project..
This alone is why do very little Actual additions in most areas of our City even thou i am A Licensed Remodeling Contractor and have direct access to these Authorities .Most of all ask any of the Authorities directly about the Contractor you choose to use . Be sure they in good standing with the Cities Code Enforcement .

I would say start with the HOA if you have one. then sub city then the City/ County Do so directly to inquire what you need to do for your Particular lot . If your lucky it will be like where we live . Very Few Restrictions . This can save you thousands of pre Ground breaking Requirements...

Lol, I seem to have developed a knack for eyeballing estimates after watching and questioning the guys that built my nashville house a few years ago, and the guys that remodeled our Atlanta house.
