big worm shell (2" long) visible that i hadn't seen previous.

That sucks... hate that it can happen so quickly.

a guest apartment for all us knuckleheads to come visit. o_O
Floor drain and fish closet??????

There's actually two spare rooms, one being utilized as a hobby room for things like the 3D printer, pressure pot for resin, etc. The other one will function like an actual spare room. No floor drain, but lots more space for fish tanks either way

I say you still need a closet with a floor drain. If close to a bathroom, very cheap to add onto. You could put mixing station and rodi in there lol.

strange... we have flood plains here but they make it work.
Lot more rain and water table is higher most of the time. There are houses with basements, dont get me wrong, just not advised and lots of work to get it right. Plus home owners insurance is nuts, as my dad found out when looking to buy a house with a basement. Even with french drains, water pumps, back up pumps, etc.

Mike did you figure out why? Will/can a tube worm do that?
