Hahahaha it’s not in the budget right now, new paint, locks, and blinds are first up lol but I definitely know where it’s going to go when we get to that point! That’s the first thing I said “oh babe we can put the tank right there”. He think it’s gonna be freshwater (he likes catfish) but he’s got another thing coming!
I suppose I have to learn about sumps now...

So you posted here so you can get some sump advice for your new tank , I mean "home." :)

Go to lowes and look for appliances with small scratches and negotiate a price. Ask yo speak to the store manager. They have the flexibility to go as low as they want to get rid of online return purchases and scratched items. You can score some insane deals. I scored hardwood flooring at homedepot that was an online purchase someone returned. Originally about $7 a square foot and I paid $1.27 a square foot. My three season porch has a nicer floor than any room in my house. Lol

In case anyone is still keeping tabs. I got approved! He estimated really high (for my area) in taxes and insurance and this is looking like it’s actually going to happen! Super excited to start looking. My realtor has been sending me homes that are still “in payment” (higher cost but lower taxes) and some of them I can actually see myself in.

I totally didn’t know that! I know Home Depot has a package deal going on right now with like 2k off. We should be closing in the next 2-3weeks. If the special isn’t going on, I’ll definitely search for those units.

Yeah, home depot isnt usually as negotiable on price, but certain lowes will just mark stuff down to get it out of the store especially if they no longer carry a model in store but they have one in stock. That's why when people return internet purchases they'll just drop them wicked low to get them out of there.

I know we are pretty lucky, nothing new needed except washer dryer and some paint

Remember the big box stores always have a sale going on. If its not Presidents day, its valentines day or new years. If its not on sale, wait a week or 2. Don't be pressured to buy on the spot your appliances. The same price will be back around.
