Ahhh that’s the norm here. You don’t need to worry about them too much unless you see clear interest or slight changes in its body language around you. In Spanish there is a saying: Ojos q no ven corazon que no siente. That means eyes that don’t see heart doesn’t feel ;)

Our homeowners went up as well, but that's actually something useful.

We're required to have flood here, and it has never ever flooded. It's more frustrating to me to pay for something you don't need.

I hear you! All of Cape Coral was rezoned following hurricane Ian. Many homes previously not in flood zones are now. With the average flood insurance coming in around $5,000 a year, there are big numbers of upset homeowners. Especially given the fact that most homeowners have not been put right yet and it’s been more than five months since Ian. As a matter of fact, no one, and I mean no one, we know qualified for FEMA. My wife is a dental hygienist, seeing a minimum of 7 patients per day, and has yet to hear of anyone qualifying. Another lesser known fact: FEMA was supposed to set up temporary housing for all those displaced from their homes. To date not a single temporary housing structure has been seen anywhere. I could go on but do not mean to hijack your thread.
 
They rezoned us as well, and the county (or someone) decided to create a brand new zone for us that says if the zone next to us flooded - we'd be in surf. Irma plowed through us and the canal was bone dry - not a single house flooded - there was no water to flood us. Irma was the first storm to actually come through the bay in what, 25+ years? And only because she hit south and came up. Every storm that comes straight at us detours because of the temp change from the gulf to the bay. Every storm I've seen come close, drains the bay. Yet, here we are.

I still can't get over what a mess all of that has continued to be in your area. They used that as an excuse for why our house build slowed down too - all the contractors were down there helping rebuild as quickly as possible. Yet.... so many people are NOT rebuilt.

Storm glass needs time to settle in apparently, but there's no rain on the forecast here for the next 10 days anyway.

They’re not lying about all the contractors being down here. Everything is a minimum of 30% more than what it was before Ian. Follow the money. “Hurricane pricing” is real and there’s nothing anyone can do about it because every company is doing it. DeSantis said they’d stay on top of price gouging but it hasn’t happened.

BTW - I do not recall what type of roof is going in the new house but I recommend going either architectural shingle or metal. If going metal, know the only real difference between standing seam and standard is that the fasteners are hidden on a standing seam. Price wise, a standing seam is about 50% more money. Clay tiles, while looking nice, don’t offer the protection they tout and are the most expensive.

While I like DeSantis, in general, he’s really fallen down on this one.

Shingle is the standard around here, pretty sure they upcharge everything else.

There are alot of politicians no one likes but to misquote one "what difference does that make"? It is what it is until the next election and the process is repeated. Better to put your efforts into building each other up than to get mired in the muck of hate between parties these days. Wishing you all a great day!
