I have been working on building a garage for some time and always wanted to have some type of so called man cave. So decided To chronicle every thing I am going to do here. My man cave has evolved to be a fish room.

i was able to run water, electric and network under ground from main house. I also installed a full length drain on window side to be able to run drains to floor.

I decided to go with gas heater and installed a fan too. I am thinking I might need to add a split unit for cooling but middle of winter now so don't need it.

I know I of course wanted water all year. A hose from house would not cut it because we get below freezing temps. So I knew i would have to run a water line from the house from the beginning. One thing I did want is hot water. Given that i was going to heat room with propane i came up with adding a tankless water heater. This way I could have hot water on demand. See below:

deepening on tank size you might want to look into a heat exchanger. if its a large tanks it worth it. so I hear anyway.

I haven't figured on tank sizes yet. Still up in the air.

Decide to do a bonded epoxy floor. Won't peel off and resistant to salt and chemicals.

The heater is vented outside so i don't think it should.

I think it will. I have a water heater in my fish room, which is also vented outside. I have to run soda lime to my slimmer, and use kalk to keep my ph from dropping way to low.
