What would you have in your dedicated fish room ?

I'm in the process of designing an addition on my house, and a dedicated fish room is part of the plan. Here are my priorities:
  • Large sump
  • Quarantine tank
  • Frag tank
  • Utility sink
  • Floor drain and non-skid floor mats
  • Desk/countertop space and chair for water testing, microscope, laptop, and fragging tools.
  • Dedicated electrical outlets
  • Plumbing run through the ceiling/attic to my garage mixing station
  • Apex equipment cabinet
  • Water resistant drywall
  • Ventilation fan
  • Wall mounted cabinets for supplies
  • A "Do not disturb" sign on the door. ;Playful

Things are still on the drawing board. It's part of adding a large addition onto our house and likely won't happen for about a year.
